From a 12-story exterior to a single unit turn, painting is where reputations are made or lost — peeling, patchy, or slow work reflects on the property and the manager who hired it. Metropolis has spent 20+ years delivering finishes that hold up and schedules that hold firm across Northern Virginia, D.C., and Maryland.
Our painting crews handle interior and exterior work for commercial buildings, condominium and HOA communities, apartment portfolios, and homes — including specialty, epoxy, and waterproof coatings, drywall and plaster repair, caulking and glazing, wallpaper, wood staining, deck sealing, pressure cleaning, and lead-safe restoration on older buildings.
For property managers, the difference is accountability: we prep properly, protect occupied spaces, keep the site clean, and turn units on the timeline your leasing calendar actually runs on. Because we're also a general contractor, the wood rot, trim, or stucco damage a repaint exposes gets fixed by the same team — not bid out to another vendor.
How it works
Walkthrough & written estimate
We walk the property, confirm scope and colors, and put a clear, written estimate in your hands — including any repairs the surfaces need before paint.
Prep & protection
Proper surface prep and protection of occupied spaces come first; on communities and commercial sites we schedule around residents, tenants, and business hours.
Tell us what's going on with your property. We'll walk it, scope it, and give you a clear, written estimate — across every trade the job actually requires.
Paint & coatings
Crews apply the specified systems — including specialty, epoxy, and waterproof coatings — with the access equipment the building requires, from ladders to swing stages.
We specify commercial-grade paints and the right coating system for the surface and exposure — including epoxy and waterproof coatings for high-traffic and moisture-prone areas. Exact product lines are matched to the job and to any HOA or community paint spec.
Timelines depend on size, access, and weather. A single unit turn can be same-day to a couple of days; a full community or commercial exterior is scheduled in phases. We give you a written schedule with the estimate.
Yes. Most of our work is in occupied condos, apartments, offices, and homes. We sequence work, protect furnishings and common areas, and coordinate access so daily life and business continue.
Prep is where a paint job succeeds or fails, so we don't shortcut it — cleaning, scraping, repairs, and priming as needed. We protect the space during the work and leave it clean at sign-off.
